  • Property Sourcing or Property Packaging

    Finding good deals is not always as easy as it seems which means people will pay a fee for someone doing the hard work for them. Whether the investor is time poor or isn't experienced a property Sourcer can be invaluable for them. Typically you can get a fee of between £3-5k for a turnkey, BRR or flip deal and usually 2% for any larger deals. As a Sourcer you will find and view the property, calculate any refurb costs, analyse the deal and negotiate the best price. Sourcing is far more time consuming than people first expect but can be a very lucrative business with little start up costs.

  • Rent-To-Rent Serviced Accomodation

    Rent-to-rent serviced accommodation is where you rent a property from a landlord through a company let agreement and then re-let it out on a nightly basis through OTA platforms such as airbnb or booking.com. Most people think this only works for tourists or party guests, but actually the biggest market for this is contractors and professionals working away from home.

  • Rent-To-Rent Social Housing

    (R2RSH)

    Similar to R2RSA we rent a block of apartments or a HMO from a landlord, refurb it to the specifications of a social housing provider and then re- rent it out on a 3 year lease to a Social Housing provider who has a demand for emergency accommodation. As thousands of people are currently being housed in hotels costing the Government Billions this is actually making them a saving! As the provider takes full control of the property the landlord or investor has a passive investment

Properties needing a cosmetic refurb you want to be avoiding any properties with major structural issues but looking for properties where there is potential to add value!

THE RIGHT PLACE

This is where the importance of knowing your area comes in. If you are investing in an unfamiliar area ensuring you have a knowledgeable source either a sourcer or an estate agent will be invaluable.

Does the area have good transport links, schools and local amenities? Some more rural areas wont carry the same demand as more accessible areas.

There are many great areas in South Wales for example to invest in however you could buy only 2 streets away and end up in the worst part of the area making capital appreciation unlikely and rental prices lower.

THE RIGHT PRICE

So how do we know what is a good price?

Finding strong like for like comparables sold within the last 12 months within 1/4 miles radius with help know the true value of the property and its potential as its not enough to go off the advertised property price as this isn't always accurate.

Again your end strategy would come in to play in calculating a suitable offer. We always work backwards when calculating our offer.
